PR3 Site for Sale - GREAT Adsense Niche!

Given that I already cover these topics on two other blogs, I have no interest in maintaining this site anymore. But you can take advantage, and get rights to use content from an expert in the niche. Better yet... if you plan to monetize it with Adsense, this niche pays VERY WELL per click!!!

Traffic: 400-500 uniques per month; 3200-4200 pageviews per month (stats attached)

Income: With low traffic and no promotion other than an occasional link on DP, it's pulling in only a few dollars per month currently (assume $5 - 10 / month the last few months). However, the per-click rate over the last few months has been decent compared to other niches I've worked in - March averaged $.35 / click; April averaged $.60 / click; May has so far averaged a little over $.43 / click.

Content: Most of this content is also found on some of my other sites (although some pieces are unique). I'm giving the buyer two options:

1. You're welcome to keep non-exclusive rights to my content there as-is, but you'll have to keep my byline for it. That's actually an added benefit for you, because you then have authority content from an expert source in the niche rather than generically ghostwritten material from a random writer with no credentials.

2. I'll allow you to essentially have PLR rights in that you can edit the articles and re-use them on the site - however, you don't have the ability to re-distribute or sell the content. This will allow you to better optimize the content for your needs - my name may not be attached as an authority source if you go this route though.

A private reserve lower than the BIN is set. If the reserve isn't met, I won't be selling the site and content.

The auction will close Monday, June 2nd at 7pm Eastern time regardless of whether or not the reserve price was met (or unless the BIN it met prior to that time).

EDIT: I've attached the Adsense income stats as well. As mentioned, it falls within $5 - 10 per month over the last three months. This is a combined report for March - May 2008 to make it easier, with the total average per click being $.42.

What do you mean by referral stats? Traffic stats are already attached above. As I said, the income for the last few months has been only between $5 - 10 (based only on the adsense and not my e-book sales, since I didn't track which came from there versus my business site). I'll pull up the adsense stats and then attach them to the original post.
