[WTS] Site making $1300+/Month - LOOK

I have a site that is currently making an average of $1,346.00 per month.

January 2008:
10,298 Page loads

Revenue: $1,410.00

9,511 Page loads
8,276 Unique visitors

This is a one of a kind thing for this site's niche. I run one program through one affiliate network (Commission Junction).

Some things you should know about this site:
- No page rank (0)
- No rankings in the search engines for any good keywords
- Is indexed
- Traffic is from posting some classified ads on craigslist.
- Please do note that I said POSTING SOME, not spamming ads on craigslist.
- If I post 20 or so ads in a day I can usually make $100
- Posting ads consists of Thinking of your own title - and copy/pasting the main body (kinda simple)
- I recently had someone incorporate a script for me to reduce time needed to "maintain" the site.

Some things to know about how traffic is generated.
- Postings to craigslist are not spam
- I have a flag rate of < 1% This means less than 1% of my posts are marked as spam.
- I only use one account, my own personal craigslist account specifically used for this site ONLY.
- I have used some automated programs before to posts ads a bit faster to craigslist. 20 ads / day quota is Manual and could be done in less than 2 hours.

Since the traffic is generated via craigslist, The homepage is pretty lacluster and is only really up to get accepted by the Advertiser on Commission Junction.
With that being said, I'm not even really selling the "Site" more-so selling the Model. I will be more than happy to include the domain that I actually run this on, but it is not necessary.

More on what I am offering:
You buy - I fly
I'll come out to your location, stay for "X" days, get everything set up for you. Run you through everything that needs to be done. (This could take 3 days if you give me 2-3 hours a day) I don't leave til your making money.
A Phone conference direct with the advertiser - Even though this program is offered through Commission junction, I still have a close relationship with the advertiser. You will get to speak with my manager one on one, ask any questions you need, and they will also be at your disposal when you need help.

Why this site/model is for sale:
I am currently looking to invest more time and money into other ventures. This project has made me the money I needed it to, now someone else can either improve on it, or take it over. I am the only one (to my knowledge) that is utilizing this type of affiliate program with the massive traffic craigslist packs. I have been very fortunate to have found a niche that converts with this traffic as well. Overall I just feel someone else could probably get a lot more out of it, and I just have other things to work on.

Pushing a meaningless url out will just give away the advertiser and do me a big world of harm.
As I've stated the Domain, or URL itself is of no real value. It is the back end work (classified posting) that makes it the money.

I fully understand that you have the need to protect your product however there are a few concerns:

1. You currently have no itrader rating
2. You are asking 12-24 months revenue (therefore the buyer will not see a return for at least a year)
