...$200,000? Monthly revenue? Monthly uniques? Monthly hits? Sources of revenue? Subscriptions/adverts/a service Would it have a userbase/newsletter subscription or just visitors, if the former 2 how many userS? And if it means anything, page rank?

It depends on what you want to do with the site after buying it. If you want to buy a site only for make some money from it for a few months and flip it, than look for a site that doesn't need too much maintainance, or it has a staff that does the work for you. There are too many factors of buying a site...niche, position in search engines, stats of daily/monthly unique visitors, where does the traffic come from, how well is it monetized, are there any ways to make more money from it or the current income of the site is the maximum, how much does it cost to run the site, is there a staff to do a maintainance, where was the site advertised, who are the visitors of the site (teens, mainly business man, housewives...) etc.
I would buy a mebership site with a three year combined revenue of $200,000 / 3years. Proven track record, current traffic, new member signups each day, and recurring memberships. Thats the only website I would buy for $200,000. If i had $200,000 I would setup a VoIP wholesale company.
I would build a website. Spend the money on advertisement. Have double the amount in a month. $150,000 worth of Highly targetted Ads.. MUAHAHAHHHAAHAH I will be a millionaire in a month.
