HELP - 40 websites, want to use PHP include from just 1 site.

I have 40 websites that are going to have a similar template: top.php, left.php, right.php and bottom.php.

I don't want to go to all 40 websites to change each template file. Can someone provide a way so I can make an include statement like: include("http://www.mainsite.com/top.php"); so that parts of the template only have to be changed at a main site and the changes will be reflected automatically onto 40 different sites?

Just put in a include on every site and they'll update.
