replying to this thread. I have recently recieved some requests to buy my main domain PhoenixHomes.com and one with an obscene price. NOT that I am going to sell until I retire (currently only 37 YO), but I am curious to hear from some of you out there whom I respect greatly. My plan is to continue branding the name here locally and then sell this domain, several others (sites included) and my entire business plan and past client database in my 50's or 60's (heck, if I get lucky, maybe even in my 40's, wouldn't that be nice... to retire in my 40's...). Well, I don't expect much after reading a lot of threads in this catagory, but I can always hope for some genuine input. So, what do YOU think PhoenixHomes.com is worth, today? Thank you in advance.
Are you talking about just the domain or the whole site and business - if whole thing then I would need more details.
Hmm I'm not really sure, because I can imagine that it would be worth a fair amount to the right person - it's just a matter of finding the right person and making sure they pay top dollar. But if you sold the domain here i would say low $xxx - that might even be a bit high. Good luck with it - i hope i have humoured you as requested
Thank you for "humoring me". IF it were for sale, I would be scouting and marketing to real estate agents here in Phoenix and also the major (and minor) real estate companies here in central Arizona. I definately "get your drift" that this is not a real estate forum and is by no means localized (more like globalized thanks to Shawn's efforts).
it also (unfortanutly) would make some difference in price if the domain has good pagerank. me personally would probally give $xx for it but to someone in the same field as you it could be worth more.
For a real estate project in metro area like Phoenix this could be a really good branding name. I'm sure the guys who interested in such business as serious branding would pay good money, since this is way beyond SEO and SEM that most of the people in this forum employ. Current PR and Ranking is good too, but I wouldn't expect it to be the selling point. It also depends what we're talking about here - if Donald Trump desides to buy a new domain name for his new projects in Phoenix, he would probably pay much more then we could expect, but it won't happen since this domain doesn't have "trump" in it. And I'm pretty sure whichever brand new domain he buys it will get its PR and everithing else with it. I know people that paying crazy money to buy and enven lease domain names - I personally, wouldn't do that, unless I have a billion dollar project and I need this domain name to fulfill my marketing plan. Thank you everyone for your time in posting to this thread. Again, I am not selling www.PhoenixHomes.com... but was just curious. BTW, the high offer I got was for $35,000 for the domain alone. Of course, there would be no way to delete all the backlinks to it so they would gain the IBL's and PR it currently has, but not the content on the site. Thanks again everyone.
Thanks for the input... but, no way. How about any other opinions of todays value for www.PhoenixHomes.com, domain and PR and IBL's alone, no content? I'm thinking: by the time I have this well branded here in town, have a much larger database of past clients, have several other top ranking websites and a business system in place that anyone could walk into and start making big money immediately from... well, then I would have a total package worth into the lower to mid six-figure range, perhaps even over $500,000. Especially if the books continue to grow and I can show an annual income well over $250,000. Talk about a run on sentence. Where else can you buy a business and make every penny back in two years? Anyone else agree? Two words: EXIT STRATEGY.
I think that if you keep going at your pace of building the website, your value will increase exponecially(sp) over the next 5 years as people better understand the value of what you have. Great going!!!!
Thanks sansei. Above I just grabbed some numbers out of thin air. But, you are right about five years from now... not only will other agents see the value more, I should have a much clearer picture of what it is worth myself. Even if no one ever did place a real number as a guess of what they thought it was worth, I sure enjoyed the conversation and the thoughts it provoked in me. Thanks to everyone who participated here.

Matt From an epro Realtor outside Chcago ... GREAT NAME ! By combining the super brandable name with a good book of business, you are doubling what you could get from the business alone. In my opinion the highest value is a "multiple" of whatever you are to build the business to. Put that name on every sign you stick in a yard, ad your run, maybe even on your kids boxers lol I'm getting some decent AZ RE traffic send me a PM with your info and if I get a referral I'll look you up. hold on to it as that area has a lot of real estate development...why don't you develop the site yourself and make some money off of it???
