Site for sale. 2mill+ PV/mo $1k-30k /mo revenue.

We're getting ready for a sale of a site I've been heavily involved with for over 5 years. I have been commissioned to handle ever aspect of this sale so if you have any questions, please direct them to me. any questions via the site or its forum will be ignored / removed.

Before reading on:
The starting bid for this site is $100,000, an offer we received last year, obviously since then we have established a larger web presence, increased our revenue dramatically and dominated even more SERPs. Please, only pm and ask for details if you are a serious investor with this type of funds available, I'm sure the site will sell for considerably more than the starting bid and we are by no means in any rush to complete this transaction.

About the site:
Its a solid niche (property/travel) and one that we completely dominate the 1-3 google SERPs for (there is also a massive yahoo & msn presence, all our eggs are not in one basket) The premium TLD is included with the sale, along with all the files, psd's, databases and rights to the company. also included with the sale is a 2 month training period and 6 month support period to get the new owners upto speed.

About The Traffic:
Currently averaging 50 - 100,000 unique hits a month and well over the 2 million page view mark, the traffic is incredibly targeted and related. almost every single click we receive is organic, through many many years of hard work, white-hat SEO practices.

About The Revenue
A small amount of the sites revenue comes from the usual ad words / banner ads / affiliate network. this can be anywhere from $800 - $1500 a month depending on the season. A large chunk of the revenue comes from property sales, rentals and an affiliated airline. There are hundreds of properties for sale listed and each with a 8-10% commission and hundreds of rental properties.

Other things of interest:
The site has a very active community with over 1,000 active forum users growing steadily. The site has a PR of 4, expected to change with the next update. (we focused on SERPs, not PR for the first 3 years) it has thousands of indexed pages with Google, over 200 unique, professionally written content pages, rental and sale databases, huge mailing list, the list is endless.

A final note:
There are some huge political changes in the near future which will almost triple this sites value. We don't mind waiting until these changes happen, this is the absolute best time to buy anything for this niche. I'm pretty sure the final sale price will reflect this. please, only serious PMs / responses.
