    If a site has authority then subdomains are a good idea as the authority is passed along, if the site doesn't have authority for a term/niche then the subdomains has no real benefits, but I feel are still useful for large domains in the future.

    Subdomains can be used by an authority site to develop a new area, if your main site is tech news, then a sports section could be a subdomain. Search engines give authority sites the benefit of the doubt when they enter a new area.

    You can gain authority by building links from relevant sites in the market, from developing content and community.

    Having a brand new domain wouldn't have any major benefits unless you start completely fresh. As soon as you start linking regularly to the other site Google will be able to infer the relationship.
