    just dont see how you can pull that traffic in on a parked site. The stats dont show any play from the SE's. Please tell me what I am missing...

    You can't guarantee that. If you offer to refund the cost of buying the site if income/visitors increase what's to stop the buyer removing some of the ads, taking the refund and then putting them back?

    I'm sorry, but making guarantees about income/visitors is not possible and sounds awfully suspicious.
