A good way to figure out or "find keyword phrases your visitors would use" is to use the Google Adwords keyword tool to get the core keyword, then go to Google Suggests or Wordtracker Questions, which will give you an idea based on actual questions people typed in using the keyword. As for links, continually adding quality links would be optimal, but if you develop dozens or hundreds of sites it may become impractical. Building a site based on low-competition keywords on a microniche topic (under 5000 searches a month) is often all that is needed to rank highly (say page 2), and one pass of quality links may be all that is needed to put it on page 1. If done right, the site will then build more links naturally without your further pushing the issue with more artificial back linking, which Google doesn't like anyway.
