Find your niche keywords on google adwords keyword tool, make a list of selected keywords. Check your top 5 competitors keywords what they are targeting. You can also check your target keywords geographically report as per region or cities on google trend. This method will also help you to select best keywords for your site.:)

Use google keyword to find your keywords. If you are new to keywords, just find keywords that have low competition first as long as there is amount of search for that keyword regardless of how many. Then when you are more familiar to finding keywords, you can try keywords with higher competition and higher amount of search. Hope this helps.

I find the following practice to be very effective.

    1. Talk to your colleagues and friends about the subject of your site/pages and make a list of the most common and some very uncommon words.
    2. Check your competitors websites and decide (you can use tools for this) what their focus keywords are.
    3. Fill in the words you found at step 1 and 2 in the Google (adwords) keyword tool. Be sure to check the "exact match" box on the left.
    4. find the best keywords (short tail and long tail), best = low competition, high visitor count.

    Hope this is helpful!

Google has a good keyword tool. I use Google Keyword tool and Yahoo's keyword tool. This allows you to determine which keywords are globally searched for on either search engine. The most important thing to remember is to come up with unique keywords. Most of your traffic should come from links. I usually add some keywords that don't directly pertain to my site, however, can have some close relationship with your content. There are a few keyword tools that I am currently experimenting with. When they come to light I will share with the community.
