Joomla is my recommend because it has news / article, document / image, template / theme management, E-commerce and shopping cart engines, forums and chat software, calendars, blogging software, directory, category management, advertising management system, newsletters, data collection ,reporting tool and so on.

I would recommend Wordpress because it is so easy to use and set up and also search engine friendly... Then download the real estate wordpress addon which will allow you to display and manage information about your listings on your site

You can use a script called OpenRealty - it's pretty decent as far as functionality is concerned. They also have a Joomla extension to add it to Joomla.

RE Designs Ultimate Web Builder is the best option. You can create and customize photo galleries for each page listing.

Joomla or Wordpress and you are good to go.

Wordpress with a good theme can go a very long way! Or use Joomla. They have a huge list of plugins available. :)
