    Put those keywords into Google's keyword tool.

    Look for a local [exact] monthly search above 1000

    If your site will sell a product directly, look for low competition. If you want to use adsense, look for medium competition (but make sure you do proper SEO work or you won't see the results, and if you go for low competition then there won't be many advertisers who are competing for your ad space. If the CPC is $1 but there are too few advertisers, they will see they're getting a lot of visitors and don't need to charge so much for Adwords, and you will earn less and less money by having their ads on your site).

    Try to avoid only keywords in title and so many pipes. Now Google is giving more importance to natural titles only.
