What Would You Pay for a New Site on 1st Page of Google?

    Price points are an important marketing tool, so I need some advice about pricing new sites before I decide to get into this business or not...

    So, what could I realistically get for an Adsense site with these stats:

    - 1000+ local monthly searches in Google for main keyword term
    - CPC $1+
    - Shows up at bottom of 1st page of Google for main keyword term
    - 50 unique visitors/day, organic search traffic (according to AWStats)
    - No Adsense revenue yet
    - Site was created 7 days ago
    - Site has 3 posts @ 600+ words each, Privacy Policy, Contact form, and FAQ page
    (all original content, no scraped or spun content)

    With those stats, what could I realistically expect to sell the site for on Flippa, here, or other forums like this one?
    Any help will be suuuuuper-appreciated!

    You might also consider blogtalkradio to help with advertising. And you should build a facebook fan page and have that linked to the site. But without knowing the niche your site is in or the overall content of the site it's difficult to answer. Have you put up an autoresponder opt-in like aweber? If the site is a lead-gen site for a local business, charge a minimum of $1000 to $1500/mo. A little traffic in the legal, insurance, and real estate fields is big money on a lead-gen site. As for selling the site, you will need revenue first. Can't really provide more of answer without more info.

    I wouldn't pay much if there's no established revenue already. There's just so many turnkey sites on Flippa with no revenue and I'd much prefer to buy something with at least a FEW bucks already earned.

    I want to start doing this part-time, so niches will vary. The one I'm talking about right now is in the postage stamp niche. I just changed the Adsense blocks on it to match one of my sites that has a 2% CTR, so I'll see what happens. Anyway, it's just a site about where to purchase postage stamps. Since it's not one of the "big money making" niches, I guess I really would need some revenue in order to sell it, I guess...

    On the other hand, I have a site making about 75 cents per day (Adsense) in the essential oils niche. Any insights on how much that can sell for?

    I agree. Not only will people be more willing to buy sites that are already generating income, they will be likely to buy/bid at a higher price.

    I'm not sure if I remembered this correctly, but I think there's quite a few people who sell sites that use this formula as a guide: monthly revenue x 3-6 months = selling price

    I would try to make some monies on the site first, however, some sites do go for a good price without that. What I would do is search Flippa past and present sites and get a feel for what is going on.

    I agree they generally don't however, I have seen sites with good traffic, well optimized and in a great if not well known niche go for over $2,000 and sometimes more, sold more on the potential than anything.

    I think each person needs to do some good research to see what is happening at any one time in the market place.

    It is right. The value of a site is based on the revenues.
