Selling PR5 Blog Earning $20 Per Month On Complete Autopilot | $500 Potential

I am looking to sell my website: 100TopClimateSites.com

The homepage is PR5 and the site makes money by selling links in the sidebar. I have currently sold 2 links ($10 per month each) for a total of $20 per month on complete autopilot.

I will show the owner how to sell another 3 links per month for a total of $50 per month on autopilot. A site making $50 per month should sell for about $500.

I looking to raise funds for other projects and clear my mind a little so letting this one go for cheap. The site should easily ultimately sell for $400 - $500 and I'm willing to sell it for far less than that.

it would get sold at $500 only if you have 3-6 months historic data for traffic and revenue.
sites aren't sold at 10x formula for their potential but for their history.

 

PR does not seem valid though...

I have historic data for revenue for about 2 - 3 months now and as long as the PR stays constant there is no reason for that revenue to drop. Should anyone cancel, I will show the new owner how to quickly get new subscribers. Traffic is not important in this case as subscribers only care about the pagerank and not traffic.

this is a rebuild site? you buy a PR5 domain, create site, and sell links for this?

your alexa to high for a great PR5 site, and your backlink too low...

any revenue from adsense?

thats what i said, if he could provide revenue screenshots for the past 3 months showing that its making $50 per month so you would know at that time that its the right content for this domain!

I've checked again with www.checkpagerank.net and www.prchecker.info and they both say the PR5 is 100% valid. I've included screenshots below.

I have seen Your site Page Rank (5) But when I checked the backlink of your site in google, its 0. How, its possible without getting any backlink your PR is 5. Its look like a fake Page Rank.
