Selling Male Enhancement site with pagerank and lots of organic traffic

I've had this site for 2 years, and have decided to sell it off so I can focus on other projects.

The site gets approximately 100 unique visits/day (all from organic), and about 5-15 clicks to the affiliate program.

There is an email signup form that gives subscribers a free ebook upon filling out their information. It presently has just over 300 subscribers, and it gets 2-3 new subscribers each week. The email platform is PHPList, and it's running on automatic right now (though you can use it to send out emails to the subscribers, just takes a few clicks).

It is presently hosted on a HostGator account, and I will provide the winner with a zip file containing all the files and the database (2x mysql).

I haven't really done any kind of promoting of this site for a few months now and it's traffic hasn't changed. I'm sure if somebody were to do more link building and put fresh content up it would improve it's rankings.
