Ways to market a Florida holiday home?

    I've got a new client who owns a 5 bed holiday home in Florida near to Disney World.

    Can you give me any ideas on how you would market it?

    I have just put in an offer myself to buy a 4 bed holiday home near DW.

    I have been doing a lot of research on how I could outsmart the rest!

    One thing for sure is to take advantage of the people you already know - through social networks. There are ton of people that go down to DW on a regular basis. So through your friends and family, you will be surprised how many weeks you can book off.

    Second, do some research on how others are doing it. Most of them have a cheap looking website and advertise on many short term rental websites. They are getting about 15 to 25 weeks worth of bookings. You can do that and also market the heck out the website.

    Craigslists - lots of folks from New York, New Jersey and Montreal love visiting Orlando, especially in the winter. I'd post ads in the local/regional Craigslists, and of course one in the Orlando Craigslist.

    Yes this is a great advice. I've seen people advertising in their own local Craigslist and also on Orlando's. If you live in Canada, like I do, I would also use kijiji or other websites alike.

    I personally fill with bookings 23 villas on the Greek islands. The best way to do it needs a small budget. You need 1) an account at a vacation rentals listing site with a booking engine 2) a paid listing in a travel directory 3) SEO skills. For 1. use VIP VIllas, for 2. take a listing at FlipKey for $200/year. Your Flipkey listing will also show on Trip Advisor.co.uk and Tripadvisor.com Take the Tripadvisor.com listing link and promote it using SEO backlinks for the keywords you wish to come first. No matter how competitive your keyword is, you will get top 3 in two months, if your SEO is good. And because your listing will start getting enquiries, you will build an auto responder mail which will contain a domain redirect link to the VIP villas listing, that has all that is needed for a traveler to see, in order to feel safe and make that booking.
