Selling PR1 - 5 years old - earnings from affiliates & adsense

I'm selling a site in the home/garden niche, it's a catalog of garden fountains:

-Domain age is 5 years
-PR1 / Yahoo shows 96 backlinks / 450 pages indexed in Google
-It's using an unique template, custom coded php files with no cms
-Minimal traffic, around 10 visits/day
-Domain at goddady

I made some hundred $ in affiliate commissions + adsense with not much work on my side, then I lost interest in this about 2-3 years ago and forget about it. I've made about 40$ this year by adsense+link sales. Note that I've removed adsense now for selling the site.

I think this site could make big money with ppc or if you have the interest to get organic traffic to it, the affiliate commissions I used to get were around 100$/sale and adsense cpc is high.
