Selling High end adsense sites earning over $5k per month

I have a wordpress based blog and informational portal in the legal niche that is producing over $5k per month from adsense and has been steady all year. The draw back to the site is that its traffic is coming from email marketing and social network and classified ads (all free ads, no paid ads) and is somewhat grey hat in nature which makes the site harder to sale since everyone seems to want sites that get all their traffic from the search engines.

The site over the past 30 days has gotten 7,378 visitors and 20,339 page views. The average visitors looks at 2.79 pages and average time on site is 1:52. The site earned $5,335.66 in the month of april and so far this month (through May 19th) it has earned $5,332.46 so it is on pace to do over $7k this month. Year to date the site has made $16,492.31. All numbers can be verified via google and I can provide more than just screen shots to the buyer to verify.

We have a good method for driving traffic that is NOT illegal nor does it violate G's tos or CAN spam. It might be a little dirty but it is a solid method that will not get you banned and it has worked for us without problems for the past year or two. I will only share the method with the buyer and he/she must sign an agreement to not share or resell the method to ANYONE. I use this on some of my other sites and I am the only one doing this and dont want 500 other people doing it and ruining our methods.

The site has a database valued at over $100k. Of course I did not pay that for it but if you go out to the company that sells the database and price it out they will sell it for $111k. I realize that the site is not worth as much as a normal site because its traffic does not come from search engines (it does have some decent rankings but that is not driving as much traffic as our marketing). so I will sell it for $14k but I will keep a copy of the database at that price. I will include 90 days training and support to make sure the revenues continue. I can not promise the revenues will stay at $5k but it does see a steady $100 per day for the past five months.

What is your adsense CTR ?
Maybe 90-100% ?

 

actually the type of site he's got is a very high paying keyword niche pays a little bit more then 0.7

guestimate probably 10% ctr

 

The site has a average CTR but the keywords pay as high as $50 to $60 a click. I dont earn that much per click but if you look at the google adwords keyword tool there are at least 20 to 30 different keywords that have bids over $30 each. The site got about 2,000 cliicks last month. If you figure about 20k page views that is about 10% CTR which is about average on targeted traffic.

And how do you figure I break the guidelines of adsense? As I stated in the ad everything we do falls within the adsense TOS. And yes I am well aware that you are never going to get $60 per click, that is just a measuring tool that gives you an idea of the type bids.
