Are the AdSense ads relevant to your site? They usually aren't, so you might want to think about selling your ad space instead. Certainly that was not a blanket statement... ok, maybe it was, but there are always exceptions. The golden rule in a self help forum would be to not offer advice on a topic that you know nothing about. I think that a person can gauge that based on whether or not they are successful with their own advice or not. Depends on your niche but it should be easy to make enough to pay most of the rent on such a site if your traffic is from North America/Europe (not so much in rest of world).

then after experiencing all the learning and working needed
you just keep doing what you did for your first 1000 uv/d until you have 20k uv/d or move

many years ago I had some 4000 uv/d and some 1000+$/m from adsense - those years were better years for global economy, hence the ecpm was much higher than these past 2 years
still I kept on doing exactly the same as before = creating much more content to multiply the uv/d and thus also multiply $

the marketing part of traffic is the easiest
the truly important part is to adjust your own attitude to find something really useful and valuable for large number of people on this planet to generate organic traffic from SE and various other generic sources such as direct repeat visitors etc

any advice to someone with big dreams is waste of time
first prove that you are big worker
then all else comes as side effect of many years of hard quality work
instead ask yourself "how can i make millions of ppl a year happy" - then do it

i have never wasted one single day publishing anything at all with money or high paying keywords in mind
just keeping in mind what ppl enjoy most or need most
follow your heart and soul
