Relevancy is massively underrated here. Get relevant links, in theme with your site. Matt Cutts on his blog explains that basically, as an example, a Payday loans link on a blog about travel just looks out of place, irrelevant and spammy.

Getting backlinks is very important. I follow few guidelines:

1. The site I want to get the link should be of the same industry. That means if your site deals some thing with education then go for any educational sites.

2. The site should have good PR. If the page which our link is placed has PR then its more advantage.

3. The page where our link is placed should have a direct link from the home page and also from the home page to the links page.

4. See to that the url is not a re-directing url or domain mapping url

5. The link page should not have more than 100 link. (as per google guidelines)


The above are few points that has to look into at the time of getting links from other sites.
