    Hi
Is there a formula to calculate the price of a site?

I have a phpnuke site about cacti, with
    -338 members,
-12,144 forum posts(12,105 in Romanian Forum and 39 in English Forum - just launched)
-3,000 pictures (the largest photo gallery with cacti related pictures)
-some unique phpnuke modules created by myself, (enciclopaedia in wiki style, photo gallery, auctions).

I have 300-400 unique visitor(56% from USA, 30% from Romania) and 7,000-10,000 pageviews every day, 600-1000 MB daily trafic.
I make 40$ from adds, but very soon I will set a fee for auctions.

On Google I have PR4 and 4390 pages cached.
On yahoo I am on the 5th place for "cactus" from 17,500,000 results.

How much should I ask for my site?

A rule that is often used to estimate a site is 10 x monthly revenue.
You say you get about $40.00 per months so you can hope to sell it for $400-$480

Most buyer don’t consider future income, (as there are no guarantees that they will actually happen).

I would think that the best gauge is the Willing Buyer - Willing Seller pricing.

Personally, I would like to know how much it cost you in advertising to make that money and do not look at future or prior income because it may not recur in the future.

Now I will choose which site appeals to me and if I know has potential.

A Romanian florist offered $2000+ 50% of profit in the next 2 years. He will will convert it to a virtual shop and will sell cacti.
    So, I should sell it.

I don't know for sure how to calculate the price to sell sites, but I know for sure that I buy only the sites priced less than or equal to 10 x monthly revenue. E.g. $40/month site, i can pay up to $400.

For some sites such as myspace sites, I pay only 5 x monthly revenue. It's because sellers often lie that they don't advertise the sites. New owner ends up getting huge drop of traffic. That would be drop in revenue too, so 5x is a protection for me.

Sell it to the florist, that way you may have a good recurring income for the next 2 years without working with the site (if it is a success) and you are receiving a good front payment. Sounds good for me.
