I have a good idea of what I feel is fair, but I've received different appraisal opinions so I'm calling on the experts at DP to give me their honest appraisals.

    Thanks in advance,

I don't see much more than reg. fee undeveloped. It's a keyword phrase almost no one searches for.

Traffic is what matters with undeveloped domains! Does it get any traffic without (much) content on it? I don't think it would. So, I am afraid, it's not even worth the REG price unless somebody likes that domain so much and wants to buy it at whatever price you want to sell!

I cannot see it making a great amount unless it has had traffic and has some backlinks.

Thanks, I really appreciate the opinions.

See that's the thing with this domain. I'll get someone who believes it has significant value because the site indicates that it may contain information regarding the top 10 niche markets out there and thus there is a great deal of money to be made with signing up sub-affiliates.

Then, I'll have someone say its only worth the registration fee.

It can't be both, realistically it's somewhere in between more than likely.

Here are some related search terms for the domain with Monthly volume:

    top 10 niche 170
    top 10 market 2400
    top 10 industry 1600
    top 10 business 22,200
    top ten niche 73
    niche markets 8100
    niche business 6600
    find niche markets 480
    profitable niche markets 320
    finding a niche 1600

From my experience I know I wouldn't have a problem ranking for a a fair portion of those keywords including longer-tails that I haven't listed here.

Does seeing this information change anyone's perspective for better or worse?

    Thanks in advance

Worth the reg fee. The real strength in that domain is in the content. Until that time the price is little to nothing.

Has a catchy name for an article site with Top 10 Niches :p Try adding some content to really get the true value out of this domain as people hardly ever search for the word niche rather than what the niche really is.
