The best niche to start with is the one you know inside and out and one that you will enjoy doing. All my sites are on things I actually enjoy or know about. IMO its the best way to earn money. Hope this helps
IMO good niches are medical sector, lawyers, weapons, insurances, business in general, management, stock exchange... there are a lot more, but I tried some of them and they pay very well.

The high paying niches will generally have incredibly high competition and will generally be very tough to get ranked high in the serps. Concentrate on something that you are very familiar with. Think of it like this, 'could I write about this subject on a regular basis even if I wasn't getting paid'? If the answer is yes then this is your market. Do some keyword research using Google's AdWord tool and see what the average CPC is, if its low then you may want to reconsider, if its quite good then this should be your choice. Well don't go with niche which gives high amount for click but go with niche which you know better and you can write about it as Adsense earnings is depends on your traffic and clicks and if you have quality content then you can better chance to make money!
if a niche is hot, there must be lots of big dogs there, which is bad for a starter. So start with sth you are familiar with, also do keywords analysis as others suggested before you really spend your time on it.
