Depends on the niche etc. Little more info required I think.

Traffic native - human , never used "traffic" services - niche hosting and development tutorials .

Still depends on the nature of the site.
    It's a blog, and it's in the hosting/development niche.
Does it review popular products, are they part of the tutorials provided?
Is it on top of / related to social media or search engine marketing / optimization?

Do you have the site monetized? If so:
    - what does it bring in per month (net)?
    - are you using Adsense/Adbrite CPC ads or affiliate links / sponsors

Take your monthly number and you'll have an estimate in your blog+niche category by using 10x the monthly.

If it's not monetized, there are things to consider like:

    1 - Top-level domain names.
If you own jimmybobsblog.info versus something like bloghost.com (strictly examples, obviously - don't know/care if these sites exist or not, didn't even visit them, nobody comment on it... ;)

    2. - Link Value / Page Rank / (For some people - Alexa Rank)
Number of links pointing to your site. External reviews / backlinks. Page Rank of homepage + internal pages.
Alexa for people who go retarded when they see a 35k Alexa rank - it indirectly indicates traffic volumes.

3 - Age of domain / Authority Value
.org / .edu - you said it's a tutorial site, if it's educational .edu for example (i doubt it is, but all the same) - the age of the domain can assist you with backlinks (if you bought it versus registered it yourself a month ago)

    4 - SERPs
Where your site ranks for key search phrases. Can I type in "Tech Blog" (for example) and get your blog on the first or second page?
If I have to type in Google "pineapples made out of popsicle sticks" to get your blog because nothing tech/tutorial related works, that'll decrease your site value.

I'm tired of typing now, so that's all I'm gonna write. There's a ton more detail to these points and many more that can be added. Hopefully this gives you some kind of idea of what you're looking at.
