Join my directory list and get guaranteed month business

Before starting the topic please guys READ it will, every single detail is important, I am trying to collect a list of quality directory where the owners will agree to follow the procedures below once they a receive an email from me – which will include the site URL and three proposed titles:
1- Choose the right category for the site.
2- Write a title (I will include three suggestions)
3- Write a description. (must be written by you)
4- Send email back with the path of the approved submission
5- You have the right to disapprove any link (I will be sending only quality websites)

Who can join this list? Any directory that match the criteria below:
1- Home page PR must be 3 or up (the deal will be cancelled any time the PR goes less than that)
2- Well designed with a good quality of sites
3- Paid and free directories are welcome
4- No bidding directories.
5- Directories that don’t require a reciprocal link

What I guarantee:
1- At least 10 submissions every month
2- Spam free, porn free sites, most the sites that I will be sending are with good quality
3- I will pay you through PayPal once you reach 10 or more sites (that will happen at least once a month)
4- Rest assured I have been here a few years in DP with lots of Itrader, I am a buyer most of the time.

I have PM-ed you a list of my general directories but I am also wondering about the same thing as MeetHere. I do have a directory in the real estate/property niche that meets your requirements if you do accept niche directories.

Thanks for the response guys, I can not take niche directories, the whole goal of my offer is to:

1- Secure a continuous income for your directory as I will be offering at least 10 listings/month, so if your price is $5 per listing you will get a guaranteed $50 month without the need to spend time on sale, if we agreed on a price of $10/listing you will secure $100/month
2- Increase the value of your directory, you know when you have a steady stream income other people will be willing to pay more for your directory.
3- To get myself a discount and get you to add the listing for me

So it is WIN - WIN situation, unfortunately with niche directories I can not guarantee even one listing/month, ie. for some niches I have no more than two clients so even if I send you one/month I will be finished after two months, even if I get new clients in the same niche that will not be enough to make it worth while deal for you.

Finally many guys send me their price without any discount, guys I am having a long term deal for you that will last for a long time it worth a descent discount from your end .

I got a lot of offers most of them PR3, I may not take all of them but defiantly I will go after the best deals
