wht types of link building techniques are there ?

I believe that there are already lots of good replies here, so all that I can say to you is that I have found that article exchanges with other websites with same niche is the best way. I have been using that for some time now, and I have pretty good results.

Content is king, and Google just loves fresh, unique, quality content. By inserting one or two links in this, you might get a good boost of your page - which why people are exchanging links in the first place. This method is quite effective, cause it doesn't fill your page with lots of outgoing links. If you are exchanging links than you will bump into this problem after some time.
By exchanging links through content you will have a nice website, with lots of internal pages (if you think it through this is a real good way of website development also) and with good content and neither of the pages will be filled with outgoing links (maybe except your resource page).

Of course for this you might need a good content writer, if you don't have the time to write it yourself. And, of course good websites, with the same niche.
