Thinking of selling my site - Ideas on valuation?

    I am thinking of selling one of my sites

    It ranks highly (somewhere between 1 to 5 in G) for the top short tail keywords. Its actually an industry related to my day job. All the content is custom and unique and when there is a simple contact form up i would receive numerous inquiries daily.

    The buyer would typically be a professional in this business looking to increase leads and clients (where for each successful client transaction commissions would be in the 10s of Ks if not 100s of Ks).

    I would appreciate any thoughts.

    websiteoutlook.com is an interesting site....but it really depends upon how much income your site has earned in the past.

    Any earnings from Adsense? The contact section may not be a useful tool as the new buyer may not be as proficient in that area as you. If you can PM me more details about your traffic and revenue, I might be able to help you out a little bit.

    Website value is based largely on the income the site makes (or is going to make in the near future). You'll find that the valuation tools like ebizvaluation will give you a lower figure. So, if you're looking to boost your ego go for websiteoutlook or dnscoop but if you want to know what your site will really sell for then use a tool that actually explains how it arrived at the calculation!

    The price is ALWAYS determined by the buyer.

    Unless it has a value for a potential buyer it's worth ZILCH.

    If the leads could be worth that much, I would contact people in the industry and let them test how food the leads are. Classified ads could also be placed in trade industry magazines to get some people to contact you, or you could call some. Back in 1998 a guy had a website that ranked #1 in yahoo (when Yahoo was THE search/directory engine) The site was selling the same products as me and he sent me free leads for a week. I made a ton of money. He changed the contact info on the site to mine and rented it to me for $1000 a month. I would have paid him $15,000 amonth if he would have asked for that much (after the free week)That site was #1 for 2 years and I made close to $800,000 from that site. This was back when it was really hard to get into the yahoo directory and he had a contact at yahoo (or he worked there). He would choose competitive industries, throw up a site, get it listed, and then rent them out. He was making over $100,000 a month doing this. Find out what the leads are worth and think how to best may to make money from the site.

    Thanks for all the great input everyone.

    I do generate some revenue from adsense, nothing amazing in terms of overall $$ amounts but the CTR is 7.11% so not too shabby.

    That is an excellent idea. When i had a full contact form up on the site i was getting numerous inquiries a day, all related exactly to the content/industry. So i think i will take your advice and find someone interested in taking those leads on a free trial basis.

    I'll let you know how it goes.

    Thanks for the kind words. Regarding my #1 Yahoo position guy…At the time I was working out of my house with 4 phone lines and 1 employee. He asked me to call the phone company and get distinctive ring which costs like $5 a month, and the phone rings REALLY differently when people are calling the new "Distinctive ring number” He then forwarded his 800 number to my distinctive ring and I could tell exactly what orders where coming from him (my sales more than doubled the 1st day). That taught me a big lesson. Today, I have multiple 800 numbers and I track everything, and I mean EVERYTHING! I market for some high end real estate and other services, and the 800 # that I own, forwards to my clients, and when their phone rings, it shows my 800 number as the caller id. Then I have a thing called "call whisper" and when they answer the call, it says "marketing call By Dave BXXXXXX" . The person calling still hears the phone ringing while my client hears this. Most of my clients are in texas, and we can LEGALLY record the call as long as one of the parties knows the call is being recorded. My clients know it is being recorded and sign a document stating they know it is being recorded. Then i have an agreement that my clients will show me all of their sales if I ask, and they pay me a commission based on PERFORMANCE. If I don’t get them sales, they don’t pay a thing. I have the recorded phone calls and can listen to the calls and match them to their sales data. Works like a champ (once it is set up). With the 800 service I use, I can login online, change the ring to number of the 800 number in 10 seconds, listen to al the recorded calls once they are competed and instantly see how many calls are in progress. It works great.

    I'm so glad I responded to your post again as I just got a great idea from writing this! A guy asked me last week, why did you spend like an hour helping me? I said, hey I AM a nice guy, but I have gotten some GREAT ideas from DP in the past 2 months, and that I wanted to help a few people. My mind is on a roll...

    When people are quoting numbers here, most of them are putting your website in the same box as a content site whose only revenue model is advertising revenues. That may not be your case, as you have noted.

    I have a content site that has never directly earned a penny, but over the years I have received calls from people who became clients and who have, over time, paid me fees in the totalling well into six figures. It has NO advertising revenues, but I wouldn't sell it for $100,000.

    Like ss101 said, your best value may be in the leads you generate. The problem is, your site, with its AdSense ads, doesn't seem to fall in the category that you claim. You need to decide what you want to be - an AdSense site sending users off to another website for a little spare change or a "landing page" style site that calls people to action for the value of the leads.

    My guess is that if you clearly position the site as the latter, you will increase the value significantly.
