    A lot of times a site is sold at 12 - 18X sustained monthly earnings and this is a good guideline but there are many other factors that can change the value such as growth potential, as mentioned, domain name, age of site, extension, etc., can all have an effect on the price.

    I have found that a HUGE factor in what a site is worth is the amount of work a person has to put into running it. It seems that most people are not willing to actually "Work" for the revenue of a site. Most want sites that they can just put up and let the money roll in.

    many members would go for a revenue multiple but there is really a lot more to it than that...
