ye, having a blog or forum or anything like that because there is so many of them you need to think of ideas that other people havent got then stand out from the crowd, there are too many blogs being made so its much harder for a blog to actually earn, but its not impossible but its not as easy as it was 2-3 years ago.

I've been thinking about selling websites too, but the transfer of the site has me confused. I haven't done much research into this, so forgive me if this is an ignorant question, but how do you transfer hosting and domain names to another person without losing the site content? I worry about selling the site and then the buyer not updating whois information and then getting penalized if the buyer does something stupid with the site.

The work building the site doesn't turn me off, but the technicalities of the sale intimidate me.

You just backup the database and push the domain to the buyer.
