Some PR5 sites earn tens of thousands of dollars a month, some earn nothing. And their value depends a lot of what return they can provide. You're right, an established site is worth more than just the value of the domain. However, I can't emphasise how much the earnings contribute to the price you're going to get when you sell it. That's the basis on which most sites are purchased (as current earnings are a good indicator of future profit). Run a few value simulations here and see what type of price you can expect for different levels of profit.
