PageRank is no RATING system for websites and even if it were, the numbers 0-10 are just a logarithmic representation of the real value that Google uses internally.

Stop trying to pin keyword difficulty solely on the amount of results returned. First of all, the amount of results returned is just an estimate by Google, not the exact number. Second of all, it also depends on the actual COMPETITION for that keyword. How hard is it being fought over, not just how often is it being mentioned. But since you are a SEO expert you surely know that.

Why would no one sell his website for the right price? Give me a good valuation and I'll sell you ANY website. It depends on the PRICE, just as he said multiple times.

And do you even know what ROI means? It's "Return On Investment". If you are buying the site that's hosting the page for the #1 spot for 100 million dollars and all you're earning is 1 million a year, your ROI is lousy.
