I am not sure how to price my site...

    I am trying to sell a website and need some advice.

    I have spent a lot of time on this "Network" and need some more experienced individuals to give me a ball park of what the site is worth...

    You can check out my website, http://www.priceasite.com which has a free appraisal system on it. I spent a lot of time with the formula. It seems pretty accurate to me on what I would consider a value to be worth. Keep in mind that you will never sell a website based on potential, people only pay based on what it is currently or earning... or sometimes... not earning.

    Pricing depends on your traffic and revenue. Most of the automated tools are CRAP. They may be used to get an idea but you cannot just put your website on sale relying on it.

    I have sites that gets less traffic and make less money but when checked using such tools leaves me with a smile as the figure is good. In reality no web master will like to invest that particular amount on that particular site. Other well earning web sites have been under valued.

    Mostly a website is sold either by projecting its traffic and revenue or either of them.

    Generally 3 to 6 months revenue can be expected but again you need to project website potential.

    Price is depend on 5x of your average monthly earning.
    So if your site make $100/month,so it worth around $500

    Depends. A lot of people sell for 10x-12x monthly income. Consider that and also check out www. dnscoop .com and www. websiteoutlook .com -- they probably won't value is accurately but it will give you information to factor.

    You have to look at so many factors. I have sold my own websites and brokered deals with larger websites. Here is how we price them without going into a ton of detail.

    12x monthy income
    Pricing of domain name
    Alexa Rating (20,000 and under ranking increase total price by %2)

    and there are a few more variables such as expenses where the buyer has to pay for the expenses of legal fees in buying the website as well as reimburse the website owner for things such as logo design and design of the website. It is hard for the automated websites to give a real accurate price because of so many variables.
