But getting into serious stuff now: I think that only the high PR directories earn money through paid listings. Most people visiting my web directories are probably webmasters, so even if there's lots of page impressions there's just a few clicks now and then.

I just treat my directories (esp. the new ones) as "support sites". So I wouldn't really consider it a "good niche" (unless you have about a thousand directories or so that have high PR). I like to consider my directories as "support sites" for adsense earnings.

But that's just my personal experience.

If you can rank top 10 for all the category Name Keyword minus directory or submission or links.
chiff.com does pretty well to rank for many keywords..
So you better start something like chiff.com

Nice idea, you can earn enough from the directories also as you are doing on adsense. Design a directory site with quality in web design, offer paid submissions along with free submissions in your directory. Accept search engine friendly and high quality submissions. Try put it safe and avoid spams and "only adult" kind of stuff.
