If I am trying to get high up for the keyword "New York Real Estate"....

Should all of my anchor text say "New York Real Estate" --- and that's it?

I think I read somewhere you should make it long --- such as "Downtown New York Real Estate for sale Condos Lofts Downtown" etc.

    What do you guys think????

To really slam dunk your anchor text make your anchor text match your link page title. SEO wise it's near perfect, usability wise it is correct, and visitor wise, there will be no confusion when landing on the page.

Use keyword tools and see the competition and search volume for your certain keywords, with New York Real Estate competition is too high.

You can use "keywords" or "phrases" in your anchor text. You can use the adword keyword selection tools to search for a combination of keywords or phrases other than "New York Real Estate".

The "Downtown New York Real Estate for sale Condos Lofts Downtown" is what we called a "long tail keywords". Long tail keywords are simply multi-phrase search queries which visitors use on search engines to arrive at your website. These longtail keywords are much more targeted than the general or main keyword topic and they literally embody a visitor’s need for specific information.Long tail keyword are easier to rank.It is much easier to make your website rank well on search engines for longtail keywords because of the generally weaker competition.

I think you should add more word , can add some word because of competitive of keyword that need a lot of backlinks. I think you might have to use Anchor text look naturally , if you use one anchor everywhere, it should not be good.

I suggest you only use "New York Real Estate" in your anchor text.

Putting more text will not help.

I do not recommend you to use the same anchor text for all links to your website. This will look like a spam from Goole's point of view. It will be better if you swap several height related anchor texts.

Keep in mind that the best technique you should use is to spy your competitors. Have a deep research on the websites listed on G top 10 and try to guess how they achieve this rank. You should tweak a bit their strategy to over rank them.

Although this is a hard work there are plenty of tools you may use to automate this process.

Both of them will help you, first go with the long tail keyword phrases and then try to get more links with the exact match keywords. Good luck. :)

Don't use always the same anchor text. It's just not natural and Google can detect that.
Use different variations and link to inner pages as well. That's the best practice :)

I'm with zexy on this one, just try and keep it as natural as possible. Not everywhere you post the link will want/allow the full anchor text anyway.

By way of example, I have perhaps 8-10 keyword variations as anchor text for link building to my home page. As a result, the home page lands on the first page of Google SERPs for most of those variations.

I agree with darkness that using keywords based on a particular density in the content (without hampering its quality) and then using the same in your title can be helpful.
