Unique developed site - great potential

I'm considering the sale of one of my sites.

This is a unique site. Its custom developed etc, a very simply but nice design. The owner will have exclusive rights to the script the site uses; they could either develop the script further and sell it or keep it to themselves. Assume no current revenue or traffic.

Its a very nice site with great potential. Currently it needs some work (see the Continents page), however that is quite simple. It doesn't have an admin panel or anything at the moment but again, that can be coded in and shouldn't be too hard if you're a coder or you can get someone to do the work probably relatively inexpensively.

There is potential to make this site huge (think Milliondollarhomepage but more original and exciting).

I'm looking for offers on the site - I'm not desperate to sell but at the moment I don't have the time to develop it.
Considering offers in the $xxx-$x,xxx range. It may sound high for a site receiving no income but the potential this site has easily makes the site worth that (and of course the fact that its unique). If the right offer doesn't come, I won't sell, simple as that!

This is a dead concept, about 10 million other sites have popped up with the exact same business model. I am sorry to say but it's worth alot less than you think. No mean to be rude but it is the truth.

 

This is actually the original site. It all stemmed from this site and the original script which I own the rights to. Also, no-one has yet actually worked hard enough promoting their site to make it work - this, the original, could be the one which makes it big.

Oh and I don't think its a dead concept since no site like this (of which there are still relatively few, certainly not anything like the 10 million you say there are!!) has yet received enough attention (due to not enough advertising). Many people, I can promise you, will never have seen this concept before.
One more thing - the other sites using this concept are all similar, whereas this site is a completely unique design, which no-one else is using.
