    If you are selling your website what things should be considered?

    Strictly by pageviews or income per month or what?

    My site has 51000 uniques and 1 100 000 pageviews per month. (by Google Analytics)

    Yes, generally people see pageviews and unique visitors per month...Unique content..BTW, Do you want to sell your site? what is your site niche?

    Niche is cars.

    If value is calculated by pageviews what is one pageview worth of?
    0.1$, 0.05$, 0.01$, 0.005$...?

    And how long is the period for pageviews is calculated?
    One month, six month, one year...?

    I know that there isn't simple answer for this but I want some guidelines. So I wont be underselling my site. :)

    money you make from / month ( proof ) X 10 + unique content or valuable ( 20 % value) = entire value , my opinion

    Very interesting. What if site has PR5 and doesn't bring income? No advertising at all, but the traffic is really high?

    To estimate the value of tour website,if you are using the firefox browser, you can use the plug of the SEO to know the PR, the google index or yahoo index and so on, though the result may be not accurate enough, you can have a realatively speaking figure in your heart for your website' quality or the value

    i had to slightly disagree with this estimation. lets say my site brings $10k a year and the buyer buys it and he will entirely recover the full value of site within 1 yr and thats too early. With any business, it should take about 3yrs to get back the investment, so as online businesses. With todays inflation and everything, we have to give 2-3yrs value (ie. multiply by 20 or 30 months).

    I really think websites such as websiteoutlook and the likes are overpricing sites too much. I don't know if they're doing it with the purpose to give people pleasure when they see their sites being expensive there, or they're just bad.
    Anyone agrees/disagrees?

    When valuing websites, "it's worth as much as someone is willing to pay" is very true. The real value depends upon a lot of things; the site niche, the demographics, the SEO work etc. etc. There are so many variables that it's very difficult to get an accurate valuation for any site.

    By audience, basically if you can actually make any money off of that audience (your visitors), your uniques page views and monthly visitors and your income from that website. And if your site is good for the pageviews and the audience then basically you could sell it for a 12 month revenue meaning that if it makes you $1000 per month then you can very well ask for $10,000 to $12,000 to have it sold.
