    good post, i personaly am not interested in Adsense sites, even if they are making $1000 a month, thats peanuts,
    i think a sites true value should be seen in the originality. Theres nothing unique about driving a bunch of traffic to your site
    with good SEO etc for a bunch of crap content and crammed in Adsense links.

    Give me a good product and i will wake up and notice it. So while i agree with 90% of your posts, i have a slightly different approach.

    What guarantees you have to receive the website if you already sent money?
    Is it like ebay?

    Love the guidelines.

    I also hate the fact that when I inquire about a website that is for sale the person sends me their paypal in the first or second email. Do they really think I am going to wire 2k so fast to some person I don't know? I don't care how much posts or rep they have you can always be scammed.

    i got scammed using sitepoint :(

    this guy said he was making $300 a month on
    http://www.proxynyc.com

    And he was selling it for $700, so i thought what a great deal, and i bought it,
    and as soon as i got it it was only getting 10 impressions a day and $0.00 a day
    I think next time i will go half and half thing and make sure it is legit first,
    i sure learned my lesson.

    If you are buying a website based on domain page rank, please make sure that you are being shown page rank in google tool bar is not the current page rank of the website or webpage.

    You need to check when the website last cached. Google update any website page rank every 2-3 months.

    So the current page rank which google toolbar is showing may be page rank of 2 or 3 months before. May be after that day, the website owner, webmaster have done lot of SPAM activity which may make page rank 0 of that website after your purchase, since you are innocent and do not know that what page rank google toolbar is showing is not current page rank.

    all great info, I ended up buying a site on ebay for mroe than I should have paid and I wish I knew this then, but I have gone on to buy other sites and these questions have helped in my decisions.

    Never ever buy/sell a site from/to someone that only gives you a anonymous free email account and no personal/business information that can be verified. A seller should also immidately or atleast upon request or a partial upfront escrow payment be able to verify that they are the true owner and are in control over the site they're selling.

    If a seller/buyer in any way tries to push you into making a quick decision or sending money and this information has not been verified I believe it's most likely that the person is a scammer.

    Remember, where ever you go (almost) to do business scammers come 20 in dozen.
