    Other than open source script if there's any.

    Custom programming is not cheap. You might be interested in phpCow, I'm thinking of buying one licence. They have improved a lot since the last version, they have a lot of templates plus the discount from 445$ to 100$ and you get another licence free of charge. Too bad they don't have a forum integrated but it's worth taking a look.

    For a paid CMS, I like Expression Engine.

    For free, I like Wordpress. I've used lots of opensource products, and I am constantly amazed at how buggy and unstable they are, as well as vulnerable they are to spam. I am sure professional developers can cope with these problems (often I have to revisit programming to try to figure out issues), but even so, the time spent can be exhausting. If you are new, my recommendation would be to stick with proven technology like Wordpress and ExpressionEngine.
