Some 100+ loan seekers are coming to my site daily. As per the revenue is concerned sometime google adsense start paying $10 per click and some time it only pay $1 per click. So it depends but i get some 10-15 adsesne clicks daily I am not selling leads. I don't have the Phone published on the site so missing on some 80% of the potential leads. I am not in UK so i ma looking to sell that. Or want to partner who can make good money out of this. I mean my partner should be able to collect the leads on phone as well.

It did remained at rank 1 before. until I did some foolish SEO mistake on the homepage of this site. and take took us to the rank 8. So right now we are still gaining the rank. Umm, I don't think it's worth 100k, thats CRAZY! I did a quick search term check on your Main keywords that you are talking about & this is what I found: home loan uk Activity (Estimated): 185 web-wide search engine queries per day Google = 107 - Yahoo Index = 49 - MSN = 29 107 searchs per day on Google does NOT equate to 100k usd.... Unless of course you make at least 10k per month in sales yourself, which I highly doubt (Otherwise you wouldn't be giving an option of sale or partnership). At any rate, this site sale would be labeled BUYER BEWARE! I'm guessing you are in the middle east somewhere? Heck I can rank #1 for a term no ones searching for too.
I don't think it's fair for you to label this "buyer beware" when you can see what keyword terms the site is ranking for yourself. And how can you say 100+ searches a day does not equal to $100k USD? It may not sound like a lot of searches but this is one of the most lucrative markets online or offline -- you don't need thousands of people a day coming to the site to make a lot of money. The average UK home is worth $210,578 GBP ($439k USD) ... if you partner up with a broker you could possibly make around 3% of each loan. So just using the average cost of $210 GBP you are looking at making $6300 GBP ($13k USD) per loan. Based on 100 people a day or 3000+ a month and a 1% conversion rate you are looking at closing around 30 loans a month. Based on these figures that would be $390k USD a month. Now obviously this is just one scenario but this is NOT far fetched. You can clearly see the potential...
If your #'s are accurate & the site is actually monetized in such a fashion & can provide financial proof that it generates that kind of income, then Yes, it's well worth 100K & then some.. however, without monetization nor a justifiable income, it's not even worth $100.00 - Unless you are considering design charges, then maybe more. Without any monetization (As he already insinuated).. all you are buying is the potential of a dream.
You don't think the SEO work is worth anything? Do you have any idea how much time and work is put into getting such a ranking in one of the most competitive markets online? There are a TON of mortgage companies that will pay big money to be ranked for that term.
What? if you new about SEO you would see that his search term is NOT competitive at ALL... get real If you think - Google = 107 <<~~~~ is competitive, then you should rethink your SEO campaign. Only 107 people per day looking for it & under 30,000,000 competing pages.... Now if there was at least 3,000 - 10,000 people searching for the term per day, then HECK yah (But thats not the case)
umm, if only 107 people are looking for the term "home loan uk" & 100,000 people are looking for "Home Loans" - umm, it's all in the numbers on which one is competitive, I thought it was obvious. In order to have a competitive product or service you must first have supply & demand covered. Judging by the numbers of searches, there is NOT much demand. Are you actually under the disillusion that 107 search per day with NO monetization is worth 100k? If thats the case, I'll whip up a quick site based on a dream & sell it for 200K simply because it could potentially make money. too funny..... Selling what it might make? Bah ha ha ha -- 100K --- Bah ha ha ha. Last time I checked a site is valued on what it makes consistently each month (Monetization), search terms, Traffic, and design costs. The #1 factor being Monthly income, without it, it's just a website design sitting in cyberspace making NOTHING! that means 0% ROI - Return on investment.
