    I have several sites making $xx,xxx a month I wouldnt think to sell for that amount.10x sites you will probably find they are 1 year or less and may have a month or 2 of high income or some other ways to inflate the revenue.In my experience price is always the last thing you should disclose when looking for QUALILY websites.Because you probably already drove away the people who have what you want with that 10x condition.

    well from the statement that established websites are sold for 10x revenue is clear that you have no idea about this business and i doubt it very much that your budget is 1 mil bucks. If that s true, then go and hire an accountant or a manager first and after that start purchasing websites.

    Is the thread starter serious about buying sites? If so, do you have a preference of topic?

    I may have something your looking for 1+ yr old established pulling down around $1,000-$1,500 per month. However, like others here I'd at least be looking at 12+ month revenue.

    I will be willing to pay more than 10 months revenue if the site meets the following criteria:

    1. Long developed history (8 months or more).

    2. High amount of traffic

    3. Stable, consistent traffic/income

    4. Good organic traffic

    5. Not much involved work

    6. 1K+ revenue p/m minimum

    Although I'm much more interested in a site that's making 20,000 per month than 1,000 per month, I'll be happy to look at everything.

    You know what, there is one gentleman who's selling lots of old site with travels and related ones with ongoing revenue...I think his id was website.seller or something like that. You many find a good one from him. He seems to be expensive though...

    I dont think the problem is that they are overpriced, I think you dont really understand the value of quality sites. You are applying the pricing model that works with $300 hobby adsense sites, to sites that are actual proper businesses. Nobody is going to sell a genuine business for under a years profit. Especially not when you are talking ones making thousands a month, once you are at that level if someone didnt have the time to work on it they can easily hire a coder from a third world country to do all the maintance for probably $50 a week.

    You need to at least double the monthly multiple you are wanting to pay, if not more.

    Sites do sell at SitePoint, I sold one in January (16K), and one few days back (5.5K), both for about 20x. And what surprised me with last one, I got 2 BIN offers, so obviously I could get more than 20x. I undervalue that site. Lesson learned, set BIN very high, you can always lower it.
    But I do agree there are many low quality way overpriced sites on SP (and DP), but anyone experienced in internet business can spot it in a less than a minute.

    I sold both to fund my very promising project, which bring me 4.7K last month and that one I would't sell for 50x, I would rather go to bank and borrow some money if needed. Why? Well I'm quite sure it will go to 10K/month by the end of year. So, I do agree there are sites for 10x, but that's hobby sites, or requires a lot of work, or too much expenses ..., when you turn to clean few K/month, it start to became business and there is no logic in selling it for 10x.

    Well said. A site bring in more than 2k a month becomes a business very quickly. And businesses rarely if ever sell for 10-12 months revenue. It just wouldn't make any sense.
