PR3 Counter-Strike website for sale - #1 on Google

The site is http://www.counter-strike-source-tips.com. Obviously the website is about the popular PC game Counter-Strike: Source. The keyphrase I built the site around is "counter strike source tips" and it ranks #1 in Google for that. All of the content is unique and written by me. The videos and screenshots are also made by me.

The site is about 1 year old, I think I started it in October of 2006. It is a PR3.

It has a very solid traffic stream, as you can see in this picture (picture is from November 2006 until today) -


The last 30 days have averaged 140 uniques per day, and 419 page loads per day (about 4,300 uniques and 13,000 page loads per month)

In total I've only made about $50 from AdSense on this site. I had ads up, but I wasn't getting more than $1 a day, so I just took the ads down. You can probably get $0.50 to $1 a day if you experiment with different ad placements.
I had set up some small pictures to put ads next to, but I didn't want to take that chance, so I commented the pictures out. But if you want to try it, you can just uncomment the code and the pictures will show up, and you can put ads next to them. This would probably get a lot more clicks, but Google might not like it.

This is a very easy site to run. You don't have to do anything to it at all. I've just been letting it sit the past couple months and the traffic just keeps coming.

As far as I can tell, it's all from search engine traffic (mostly if not all from Google). StatCounter isn't the best with this stuff, but it doesn't show any traffic from external pages.

As for keywords, it's mostly "counter strike source tips", but some others as well. Again, StatCounter has bad keyword reporting, but here's a screenshot I just took -
