Well im not from UK but i do watch and read news, and there is a bad situation in uk, floods and so on, On TV I saw alot of people are going to sell their houses and land in the place where flood was. I think it's a great investment opportunity for those who deal with real estate and have enought money to turn this out.
It would only work if it was your own money and you were going to rent the property out (Even then you could face legal action by tenants if they got flooded) because you would not be able to raise a loan on property that you cannot get insured. Selling the property would have the same problems because nobody is going to get a mortgage on a property like that either.
Ya but don't you think it will be a bad idea if these floods continue.. and the estate you buy will be destoryed? Or mabye you are focusing on the price of the land?
Long term it probably will. They will probably build up the area again, and then your vacant plot will be worth something.
Flood plains are flood plains, sensibly there is nothing that will ever resolve the problem; all you can do even if you spend billions is move the problem downstream. One lady whose insurance renewal has coincided with her house being flooded because it is on a flood plain has had her premium lifted from £239 p.a to £8600. I think there are massive problems in the pipeline. But of course it's all hypothetical if you have your own money and can buy for cash outright and then rent them out. Now there could be some big money in that.
Can't see where the profit opportunity is. Do you mean buying and renting out, or buying and waiting for it to rise in price and then selling on?
Opportunity always exists where bad things happen. And yes, many investors follow bad news around looking for profit points.
True, there buying ALL the 87p ($1.75) bottles of water from the supermarkets, going outside and selling the bottles for £5.00 ($10). Some would say that's exploitation others would call it a free market economy - it's not illegal but is it moral?
like they said above u wont be able to get a mortgage on it .. u will need hard cash .. plus with the land being water damaged u will have to wait to build on it
If there is flood in the Uk then buying property in Spain and Turkey would be a better investment imo , The Uk citizens generally do this
Buy some Farm land in new-zealand and australia......wait and see descent profits or else if you high risk catagory investor then try emerging country real estate like in India, Brazil, Phillipines, Argentina........
Sounds to me like your Dad had a lot of sense. Now all we have to do is work out a way of getting the water which is flooding the UK to Greece to put the fires out.
man orevious flood like this was in late 40s. anyway land or property(houses) Buys and then selling in 5-10 years, man this is property which is not cost just a pennies, if you will see the prices vefore the flood they lowered in more than twice!! Yea i know there were too many happy investors when they found out that USSR crushed yea, but man this is general real estate business, im talking about a big profit and big effort investment, buying for uber low price, then put in and sell for a good price. =]
