I just discovered a Niche, that is raw and has an open market.
however, when I do a Google search, I get just one adword publisher although 1,190,000 results..
Should I develop a site on the particular niche..?

Not if you only plan to monetize through Adsense probably. But that doesn't mean it couldn't be a wildly successful and profitable niche. I'm actually doing an online radio show on this topic in about 3 weeks. If you'd like to PM me info about the niche idea, I'm sure I can give you some ideas on how to monetize it outside of Adsense and similar networks.

Why people think about google adwords only while creating a website? I'd always think about Affiliate products of that niche instead of penny clicks from google adwords.

Adsense is the be all and end all. There are other ways to monetise a site. In fact, the more succesful moneymakers on DP have diversified into many other programs.

At the moment I am onlyconcentrating on Adsense. i don't want to go into the affiliate market now.

I am thinking about adsense only. If there are no advertisers, I will get PSAs on my site.

Don't start off by making the mistake of thinking those two things are the only options. There are lots of ways to monetize websites. If you really do have a unique niche, don't end up losing it just because you don't want to monetize it in other ways. Then you risk someone else coming up w/ that same idea, or seeing you doing it, knowing they can monetize it better, and jumping in. Can't really help you too much without knowing the niche unfortunately, but I can understand why people don't like to share them. Brainstorm with someone you trust not to take the idea at the very least.

I may be missing something here. Are you planning on building the site, monetizing through adsense, and buying adwords? Basically arbitrage?

It could work, but only if you can get some high paying ads from related niches. If there's no competition in the niche, than there might be a reason for it.

If there's anything that you think they'd buy, I'd probably go for a CPA offer. At the very least throw some related auction ads up to help monetize. It might be a cheap way to build a list as well.

There are a bunch of factors that can come into play here. Look at the number 1 site in the SERP's. How are they monetizing? How many searches a month on overture? You might take the first few sites that come up for your main keyword and run them through the adwords site related keywords tool to get some more keyword ideas, and more cheap traffic.

Mmkay, I just got back from the dentist and I'm high on painkillers, so I might be talking gibberish at this point. Good luck! Hopefully my narcotic induced rambling might give you an idea or two.
