I sell my Jenna Dewan (actress/celebrity) fan site. I sell this site because i am getting out of celebrity industry.

It ranks for "Jenna Dewan" in second page of google -13th place-. So it is in front of the first page. If you get in the front page, this will really push the site because almost 600 searces per day are made for the keyword "Jenna Dewan" (according to Overture). As a result, the site can give a good adsense income.

Domain has a PR2 and is registered in godaddy (free push).

145 backlinks in Yahoo.

The site has a unique biography (it was written from our expert writer) and a fully custom design. It gets from 1000-1500 visits per month now.

King, the site made 20$ in january while getting in and out of the first google page for "Jenna Dewan". It can make much more if you get it in the front page and keep it there. A site that makes 20$/month worths approximately 200$ (10x revenue). So, no, i don't think the price is too high! And i would set a higher BIN if i would like to sell it in its real value, but i just want to get out of the celebrity industry (as i said before).
