this is for build the hotel. first have to buy good land. actually at the moment we have a land but has to clean the road. if we can invest some money this is a good business. so we are looking for some good investors and can divide our profit according the investment.
My idea is that banks will often only give you a loan if it is secured against something. Like I have two properties brought off the plan, but its secured against the actual property which can generate a high rental income or easily be liquidated. So if you were to get a loan from the bank, you require income yourself, a deposit, or existing property to secure the loan against, and the bank will essentially own the land, and the building until it is paid off. Finding an investor will mean they will make sure they own either the land or the building, or at least a contract that clarifies exactly who owns what. Unless you already have a large amount of cash to invest? or own all of the land, if an investor is going to invest this much money, it is better they simply buy the land, build the hotel, and once its finished, they own it 100%, and hire you for $2.50 per hour to be the floor sweeper. Right now, you do not need to think big, and you might never get your loan. So focus and think on what is real and achievable. You can realistically build a bed and breakfast. This is something you can do, just tidy up(or renovate) the house you live in now, and start renting out the rooms. Even if you cannot rent out your house, realistically finding a loan to build a house that is to be used for investments (can easily be liquidated) is alot easier then finding an investor to build an entire hotel. I do not know about your country, but here, some bed and breakfast places charge more then hotels, and while I have never stayed in one, the fact that they always seem booked out and we get stuck with a hotel, means there is a market for it. Not to mention, if were you live is in an area that is distant from the airport, etc. You could offer services such as collection and drop off to the airport. Even if you are charging slightly higher fees compared to other places to stay, offering collection and drop off would be something alot of people would appreciate. Once you build a bed and breakfast, and it is successful, with money flowing in, this is when you can start to think of getting investment loan for building a hotel.
Before selecting a investor you should write a small business plan that you could share together with your potential investors before even thinking about looking on their behalf, decide on the kind of investor you need to find, network along with others inside your field to uncover investors which may want to consider your small business.
You will need a very good and detailed business plan and a budget that shows how much returns the investor will do and when it's expected. In addition you will need to show why your business project is better than what already exists.
How you considered crownfunding or kickstarter? If you put a good business plan together there may be many people willing to invest.
Consider real estate crowdfunding. But first you have to build your business plans and goal for the project. Hope it helps.

You will also have to show in your presentation when you will break even, and when you will be making profit. It would be also helpful include the type of competitive advantage your business will have over existing businesses (identifying a niche market is one way).
