Just one question before I say anything further as all the fields you have chosen are really competitive..
    Q. Do you have a quality landing page?

the word quality covers many aspects here..

Start with a much smaller, less competitive niche. Many reasons for this, but one is that you start to see success much faster.

those markets are really competitive. you're competing against a lot of other affs + the vendors themselves advertise. As flip said, try with something smaller.

So you are not being able to get any conversions? or are you not being able to drive traffic?

The site looks good to me - covers all aspects of quality - maybe you miss something like "Trust-e" certification which most top loan sites have.

I have just started For loans on Adwords. My Past experiences in other domains(real estate, vacation packages, legal services) have made me skeptic. I found these all fields less competitive than Mortgage. The Prime Reason i m saying this is "Cost Per Click" in mortgage is high as compared to others.
So i wanna watch every step very carefully.
I dont have such certification. :(
I have BBB Certification. Will it suffice?

I have made my campaigns. The campaigns are not online as yet.
wanna do massive research into the market before setting the ball to roll.
I will be making my campaigns online in a day or so.
For my earlier projects the problem i encountered was no conversions at all, thats why i dont wan't to take any chance this time.
The project was home based business.
    The site is http://www.homebizworx.com/
Well this is just an ok type of site. Still I should have been able to reap some benefits out of it but now so success so far :(

Did you fine tune your campaign to a particualr age group and location, also as its about mortgage some research into which gender (m/f) converts better will be helpful.

Yeah I am using this option for my Orders in Adcenter.
We have this option in Adwords by the name of demographic site selection but we can use this only for Site targeted Campaigns.

Three points I would like to mention:

    1) If you are getting clicks from keywords which do not convert - try to be more niche i.e [exact keyphrase] options.

    2) Depending on the length of visit (and conversions if any) try to concentrate more on that particular location from where you are getting those visitors.

    3) If you have already geo-targetted your campaign make sure you also choose some specific timings and experiment to see which timings get you conversions.

U know whats the problem that my ad groups have just got 2 or 3 clicks in 15 or so days...conversions are no where in the scene. This is for Home Based Business.
For Legal Services the things are better.
I am using apt combo of the three matches and using loads of -ve kwds to eliminate unwanted impressions.
