Your page CTR is extremely high!

Either Australian using bing search engine are very good ads clicker or your ads might not be complain with google adsense TOS (ex: mixed with the content in a way that people get confused and don't see it as ads).
That's only a supposition of course.

I understand that you don't want to display the url but i will not buy a site at 2'500$ without seeing the product first. That's common sense.

Clicks are 100% natural, and site ads are fully complaining with google adsense TOS. I have one adsense account, registered 4 years ago and there was not even one problem between my sites and G adsense TOS.
Anyway, I understand your position, that's why I've written I can do any screen potential buyers need. I made main page's full screen. I edited header (where is no ads) and hide content (text and images), but you can see ads and see that they are not mixed. Even adsense block-s link colors and site's link colors are different to avoid any violating of TOS. Firstly, I'm interested not to receive BAN from adsense and only then think about revenue. And one more, I showed my site to one user, which has all feedbacks positive + a lot of posts on the forum... I think he is 100% trusty, that's why I did this. So, I'll ask him, to write here that this screen is really my site's screen, and that site don't violate google adsense TOS.

 

I have personally seen the website and I found nothing wrong with the Adsense placement. I also had doubts before which was why I requested to see the website itself. The website is more to a product based information content which explains the higher CTR rate. I use Adsense myself and my normal CTR rate is around 1%-2%. But that is with a normal blogging content where people can actually find the info without clicking on any advertisement unlike OP's website.

The only thing put me off with the sale is that I cannot pay using Paypal and my current budget is short of OP's min which is $1000 as OP is asking min $1.2k. Besides that, this thread seems totally legit. You can ofcourse ask to do Team Viewer if you need adsense verification which I am sure the OP would be happy to comply to.

@DarKSm0ke, I can't comment on the OP's site, but just CTR in general. There's nothing wrong with a high CTR. I too have a site with a CTR that is usually quite high (over the past fourteen days the min-max was 5.55-12.15 and an average of 7.97% (just one Adsense ad and the rest is content, also a low bounce). It's not just layout that matters, but also what the site is about as some types of visitors are more inclined to click ads (in my case, people who are looking to buy a gift, spend money). The OP has just been smart and picked a very good performing niche for Adsense.

You're absolutely right. I have some other sites with high CTR. And not only me, people, who taught me IM & SEO have a lot of sites with high CTR, and they are content and Google is content and adword's clients are content, so there isn't problem...

I already checked my bank transfer service for international transfer, I can't transfer to your country. I am interested to add the site to my network but if I don't have any way to purchase it then its just not possible for me to do so.

I even did a personal research about Paypal and your country and its trues Paypal has declined to allow Paypal for your country despite the fact that all surrounding countries are allowed. They must have a personal grudge with your country somehow.

 

In this case Skrill (former Moneybookers) can be a nice way for payment. As I know, it needs little more time for transaction than Paypal, anyway - check it. I've already had some transactions with help of Skrill and I can say, it's very safe and one of the best payment system for today.

 

Little More About Potential

1. As you can see from statistic screenshots, 90% of traffic is going from Bing. On main keyword site is on 4th position. This means, that if new owner make some good search engine optimization and improve position in Bing, traffic and revenue will increase automatically.
2. Google - there are a lot of potential for this site. On the main keyword, site is only on 6 page in Google. As you can read in first post of this thread, that keyword has 14'000 exact search.

So, new owner will have 2 choices: making little work for site and get several times more revenue, or just connecting his/her adsense account on this site and get $120+ in every month...
