Selling Google #1 rank website - Google Analytics proof for traffic - $3.48 CPC 1900 US traff

I am selling a website with top ranks in Google.com. The Google adwords suggest Global searches to be 6600 and local searches to be 1900 with a CPC of $3.48. Yes, isn't that crazy CPC? Since the website is hitting the top rank it should be getting decent traffic, right? That is also true. Since the website was put up 3 months ago, It received 5061 visits with pages per visit being 1.88. That is about 10K page views in 3 months and this is continuously growing as can be seen from the screenshot below. The website has PR of 1 which proves the quality of content. This is the best investment you can make.

To summarize:
Traffic: 9,500 page views in last three months
Page Rank: 1
SERP: Google #1 rank for the keyword (after occasional news links)

You can submit it to Google News and my gut feeling is that this will get accepted. Alternatively, you can add ads on it and start making $3.48 per click as Google suggests.

I desperately need money and therefore letting this baby go. However, I will not sell it for peanuts. Assuming a CTR of 3% you should be getting 90 clicks per month, if you put one ad only. Even if you don't get $3.5 per click, let us say you get half of it, then also you made $150+ a month from one ad. Since you can put 3 ads you should be making at least $250 a month. BIN price is 8 months revenue based just on that.

 

Did it generate any revenue yet?

 

I wont pay 8 months worth of "assumed" earnings for this site. The site is not making money than its not. You cant assume earnings and clicks and impose price accordingly.

If u think it can make that much money, then run the ads for a month and then put it up on sale with proof.

Please make a sensible offer and I will be happy to bid.

Please don't tell me what to do. I have put something, that I own, for sale at my own terms. If you don't like it just move on. I did not ask you personally to buy it. If you think it is worth less, make a smaller bid to show your offer. Regardless, be respectful and know how to use the power of words in a constructive way. You would not have received that 1 negative feedback if you control the words that come out of your fingers.
