you should go for 1st or 2nd option.i will not prefer 3rd one. will not consider the same.you have to optimize yout site for both the keyword phases.
Comma's don't hurt you however some search engines consider it a break. For instance. San Diego Real Estate - Realtor.com also works for the keyword realtor san diego but the comma sometimes will act as a break and not let the words mix like that.
I read somewhere that search engines consider dashes as spaces, so definitely the second. Also, the second one gives more emphasis to your website name. It sort of introduces "Realtor.com".
The second one looks best. Title tags should be written in a way that humans think: hey, that's interesting. So how it looks to a human is a major deciding factor. the difference between , and - and | is probably not much for a search engine, in this.
I do my titles something like this .. Realtor.com > Properties > CA > San Diego: single family, two family, apartments, condos, vacation homes .. San Diego would be the current page main keyword. the words seperated by ,'s would be the subcategories for that page or listing(s) on that page.
I would definately choose the second option but expand on it a little so people understand what its about a bit more.
That would create titles that are way too long. Remember that human beings need to click on the link. They are only interested in a vacation home OR an apartment. So having both in the title tag for the same page is not going to work. I would also suggest starting with the most specific stuff that's on that page, and ending with your brand. Do people actually search for 'properties'? I would doubt that (though it's absolutely not my field). You may want to rethink your strategy a bit.
I had leading google results in my industry for thousands and thousands of keywords with this style headings for years. (then i used vbSEO and site went off the charts). They are not too long .. IMO it is exactly what they are looking for .. starts with the main catergorie .. then narrows down .. then ends with a list of subcatergories (aka keywords) . Google esp. uses titles as a huge part of its results .. if you dont have certain words in the title .. you wont be listed.. (aka someone else will be listed for 'San Diego CA Real Estate' .. b/c you didnt have CA in your title. I have proved this method to work and I have NO doubts. .. your way would just about ONLY be listed for 'san diego real estate' .. and thats if your lucky.
