no, thesis is not only SEO optimized theme, you can find another theme that SEO optimized for (googling), sample: coraline, twenty ten, twenty eleven (basic theme of wp) i think they're is SEO optimized themes
Thesis is only hypes theme in wordpress theme arena. Wordpress is developed in this way that it attract Search Engine. All in one SEO or Yoast SEO are two most useful free options . That can convert any theme into search engine optimized theme + Google XML site map. Thesis only integrate all these in a single theme.
There are many of them. Make sure they have the SEO metrics in place. Heatmap theme is the most easiest one if you're looking for AdSense + SEO optimization.
No doubt Thesis has SEO optimized themes but the fact is that since Thesis offers affiliate sales opportunities and many people are earning by selling thesis themes, so most of the people are saying about that only. But there are lots of SEO optimised themes. Just Google it.

So Thesis is a highly customizable and SEO friendly theme, while elegantthemes are no doubt best as they are cheapest as well as comes with variety of features plus yes they've got in-built SEO features but i prefer you to choose Yoast SEO plugin which will boost your SEO for your theme!
The only reason Thesis boasts it's SEO friendliness is because of the way the layout is developed. The content is displayed before the sidebars (in the source), where most themes have at least one sidebar displaying before the content (in the source). Then of course it has SEO options for pages/posts, and general SEO options. Freelancer Theme has the same functionality and is developed to show content first.
(Disclosure: I am a developer from rtPanel team) You are right here. Most recent theme frameworks in open-source, including rtPanel displays content-before-sidebar in codes. This is good for SEO as well as some mobile-browsers. Some mobile browsers automatically converts 2-column or 3-column layouts to 1-column design. In those cases, they depend on content-sidebar ordering in source code. Regarding SEO options for per page/post... IMHO it is better to use a plugin like "Wordpress-SEO by Yoast". This plugin provides many more options. Keeping SEO data with plugin gives more freedom to a user to change their theme later-on without worrying about any loss. As a developer, by making my themes compatible with nice existing plugins I save my time which I can put in developing some features which must be provided by themes only (like layout, typography, etc) Just my $0.02!

Thesis makes it easy. And it's worth the investment if you value your time. However you can simply use a plugin to accomplish this with most good themes. SEO has little to do with the Theme and a whole lot to do with proper keyword Implementation, writing, and incoming links.
